"I'm not in a flood zone... so I don't need flood insurance, right?"
It's one of the most common questions I hear from buyers.
And honestly?
It's a fair question.
Buying a home comes with enough decisions already. You're thinking about your down payment, interest rates, homeowners insurance, inspections, moving costs, and whether you'll finally have room for that backyard barbecue you've been dreaming about.
So when someone tells you, "You're not in a flood zone," it's easy to think that flood insurance isn't something you need to worry about.
But here's what I'd love for every buyer to know:
Being outside of a designated flood zone doesn't automatically mean you're outside of flood risk.
As someone who's helped families buy homes across Houston, Mont Belvieu, Baytown, and the surrounding communities since 2014, I believe the best decisions come from having the right information, not making assumptions.
If You Lived Through Harvey...
If you were in the Houston area during Hurricane Harvey, you probably don't need much convincing that flooding can happen almost anywhere.
Harvey changed the way many of us think about flood risk.
We watched neighborhoods flood that had never flooded before.
We saw families displaced.
We saw communities come together in incredible ways.
One of the biggest lessons Harvey taught us is that water doesn't always stay inside the lines drawn on a map.
That's why this conversation is still one I have with buyers today.
Not because I want anyone to be afraid. Because I want them to be prepared.
Flood Zone vs. Flood Risk
These are two very different things.
A FEMA-designated flood zone simply helps determine whether flood insurance is required by many mortgage lenders.
It does not guarantee a property will or won't flood.
In fact, after Hurricane Harvey, a large number of flood insurance claims came from homes that were located outside the highest-risk flood zones.
That's why I encourage every buyer to ask one additional question during the home-buying process:
"Can I get a flood insurance quote?"
Not because you have to purchase it.
Because you deserve to know your options.
You May Be Surprised by the Cost
One thing I hear all the time is:
"Flood insurance is probably way too expensive."
Sometimes it is.
Many times...
It isn't.
The only way to know is to ask for a quote.
I've had buyers assume it would cost thousands of dollars each year, only to find out it was much more affordable than they expected.
I've also had buyers receive higher quotes than anticipated.
Neither answer is "right" or "wrong."
The important thing is that you're making an informed decision based on facts instead of assumptions.
My Advice to Every Buyer
Whether you're purchasing your very first home...
Moving closer to family...
Relocating to Mont Belvieu...
Buying in Baytown...
Or finding your forever home somewhere in Greater Houston...
I always recommend adding one simple step to your home-buying checklist.
✔️ Get a flood insurance quote.
That's it.
No pressure.
No fear tactics.
Just information.
Because peace of mind is worth asking one more question.

What's the biggest mistake buyers make?
Assuming.
Whether it's assuming they need flood insurance or assuming they don't, neither is ideal.
The best approach is simply gathering the information first and making the decision that's right for your family.
